Commercial Site Assessments

Real Estate Acquisition and Divestment

Strum undertakes Phased Environmental Assessments (ESA) related to the purchase and sale of properties in all areas of Atlantic Canada. Driven by client desire to minimize risk, these assessments include Phase I ESA, Phase II ESA and Phase III ESA at client owned and desired properties. Strum staff realize that acquisition and divestment opportunities are often 11th hour decisions and that results are needed rapidly. Strum excels at providing these services in a responsive manner that meet or exceed client expectations. Approved to provide services by Chartered Banks and large Trust Companies, Strum has developed a reputation for excellent service and client satisfaction.

Strum has developed an extensive range of clients, including all chartered banks, defaults organizations, national chains, private and corporate interests, REIT's, conduit lenders and other entities that manage, acquire and divest of sizeable property portfolios.


Brownfield Development Expertise

An exciting opportunity for many developers involves the acquisition and development of Brownfield sites or properties where soil and groundwater has been impacted through past commercialization. Strum excels in managing and coordinating the re-development of these sites. From gasoline stations to dry cleaning sites, former coal mines to vacant city blocks with past spills ands metals impacts, Strum has developed expertise in bringing these sites back to useful life. Using various risk assessment tools, from qualitative to quantitative, including RBCA (Risk Based Corrective Action), in combination with various remedial technologies, Strum has developed a reputation for gaining closure through acceptance of Certificates of Compliance (C of C) on these sites. Strum has accumulated 10 solid years of expertise in solving Brownfield site issues for commercial owners, property management firms and increasingly speculative property developers who are seizing an opportunity to re-develop these sites.


Facilities Risk Management

Environmental risk assessment, more than any other service offered by Strum, has been proven to save our clients time, and precious human and monetary resources. Strum can coordinate and execute risk assessment of facilities across Atlantic Canada. Based on a model developed for several national clients, Strum has developed a system that quickly evaluates risk at operating facilities. This system includes a site visit, review process, and matrix evaluation of all potential risks at sites, stemming from storage of hydrocarbon, generation of contaminants from industrial processes, and even risk to human health from dust or particulates in air. Strum then prioritizes each risk, based on possible outcomes and costs, which allows clients to budget the necessary resources to reduce these risks over time.
